

Originally constructed in 1905 as gentleman’s chambers, our transformation of 170 Piccadilly strove to reinstate original proportions and ceiling heights, with recovered heritage details, including a Georgian wrought-iron lift cage, restored and celebrated throughout. Crafted materials and subtle Egyptianate motifs are woven throughout the plan, blending historic characeter with durable, contemporary design.


A hospitality-led club overlooks a planted courtyard, while a new roof-level garden extends the building's offer skyward. This fully-managed, premium workspace holds its ground confidently in one of London's most pressured locations. Environmental upgrades, including vacuum-sealed glazing to retained original windows and all-electric systems, achieved WELL Enabled and BREEAM Excellent without compromising character. In recognising 170 Piccadilly, the BCO acknowledges a project committed to lasting urban quality.

Recognising the most outstanding office buildings and workplaces, the project joins an esteemed ranking of high quality schemes across the capital, and now joins the race for the BCO National Awards, which will be announced this October.


“Working sensitively alongside a listed building, the project unlocks new amenities, including a rooftop terrace and end‑of‑trip facilities, while delivering high environmental performance. Judges described it as a model example of how heritage buildings can be adapted to support contemporary working.”
