MYO New Street Square is experienced from the inside out. Calm, tactile interiors use oak, terrazzo and soft acoustics to create choice across focused work, collaboration and shared activity, with layouts designed to maximise flexibility. Carefully controlled acoustics, fresh-air ventilation and access to terraces support comfort and concentration throughout the day. Above, a newly added rooftop pavilion and landscaped terrace extend the building upward, transforming the roof into a light-filled destination for events, working al fresco or enjoying the city views.

We set out to evolve a high-quality 2008 building designed by Bennetts Associates, recognising its strong bones while revitalising it for today’s expectations of flexibility, wellbeing and sustainability. Rather than replace what already worked, the ambition was to extend its life and relevance through a careful retrofit. Landsec’s brief called for clearer legibility, improved accessibility and an amenity-rich offer that would define their flexible workspace product.

Our brief was to create an interconnected series of spaces that acknowledge everyone works in different ways. Significant work was required to spatially plan the mix of offices, working pods and meeting rooms, balanced with larger communal areas for group work, shared meals and events. The interiors needed to be carefully curated to lend softness and comfort to the overall space.

Sustainability shaped every decision. A build-less approach prioritised reuse, decarbonisation and long-term adaptability, alongside generous shared spaces that encourage community. The vision was for a workplace designed to last: one that anticipates change, minimises future fit-out waste and balances individual focus with collective experience, all while dramatically improving environmental performance and operational efficiency.

Working with the existing post-tensioned concrete frame, we introduced a transformative seventh storey: a rooftop pavilion and landscaped terrace carefully coordinated to sit lightly above the original structure. Its perforated metal architecture complements the existing fabric while opening the roof to daylight, views and events for over 150 people. Internally, floorplates were refined to maximise choice, allowing spaces to be reconfigured with minimal intervention as needs evolve.

A demand-led services strategy decarbonised the building entirely, introducing HVRV systems and reactivating night-time cooling to improve operational efficiency and achieve EPC A. Plant was relocated to prioritise people over machinery. With WELL Platinum, BREEAM Excellent and NABERS 4.5* certification, MYO New Street Square demonstrates how intelligent retrofit can deliver comfort, longevity and delight – a workplace built to adapt and endure.
